The property is located in Passignano, a town with a monastery complex surrounded by Chianti hills, in the Tavarnelle Val di Pesa zone, well-known by the famous Chianti “Vino Classico”. The Monastery from the 11th century, still enclosed by the great wall, looks more like a castle than a monastic community.
Distance from the other Italian cities: Florence 30 mins, Pisa 70 mins, Siena 40 mins.
Area offers the possibility to take relaxing walks along the countryside, and for those who look for entertainment, there is a “Dante Alighieri Golf and Country Club”. Included in the price: utility bills for rentals up to 60 days, condo expenses and taxes
Excluded from the price: heating, final cleaning (120,00 € / plus 30,00 in case guests bring a pet), extra bed (€ 70,00), utility bills for rentals over 60 days (charges based on meter readings); contract registration fee for rentals over 30 days. The contract is in Italian and the fee is equal to 1% of the total rental price (with the minimum fee being 33,50€) plus 30,00€ for revenue stamps.
Security Deposit: For all rentals a security deposit of 500,00 € is required upon arrival. The amount will be refunded minus any extras or damages that are required to be paid for, upon departure. Furthermore, all clients are required to sign a form upon arrival where the clients should write all their personal information including the details of a valid credit card that is required just as a precautionary measure in the event of the any damages being found after departure.

This splendid villa is located in a small fortified hamlet of the same name, Poggio al Vento which in turn is situated on a hilltop in the Chianti area at a height of 400 meters a.s.l. Its truly extraordinary position offers guests of the villa an extensive view of one of the most beautiful areas of Tuscany ranging from the fortified monastery of Badia a Passignano, just a few kilometers away, to the hills of the Val di Pesa and San Gimignano, which is possible to see on a clear day. The Badia di Passignano was gradually abandoned over the years, but has never lost its great charm. Furthermore, it is now getting a new life thanks to the recent restoration work (a couple of families now live in some of the buildings). The villa itself, used to be the residence of the castle’s lord which is accessed by passing under an arch on the crenellated wall and going through the courtyard which is also overlooked by a small Romanesque church (only used a couple of times a year), built in local stone, like the house. The renovation work was carried out under the supervision of the Monuments and Fine Arts Commission of Florence. The building’s original materials were recovered and perfectly restored and have been used alongside more modern elements (especially in the kitchens and bathrooms): the result is a welcoming environment that recalls the elegant moderation of historical residences, with traditional antique Tuscan furniture and impeccable details provided by the best local craftsmen. The bedrooms and kitchen offer splendid views over the Chianti countryside. There are also many stunning views to be admired from the garden at the side of the house which is enclosed by a medieval wall and boasts an area for eating “al fresco” and also an above ground swimming pool (3 x 5 metres). This very special, almost enchanting place offers easy access to Florence as well as the whole Chianti area (on request, the owner can organize visits and plan personalised itineraries with an expert guide).
The villa is 90 sq. m (968 sq. ft) sleeps up to 6 people in 3 bedrooms. A courtyard leads to the entrance of the villa. On the ground floor you will find the dining room with lounge area and “pietra serena” fireplace; on the left, a corridor and kitchen with small breakfast table (dishwasher, oven, microwave, washing machine) and window overlooking the valley; 1 double bedroom with windows onto the valley and en suite bathroom with shower; to the right, a double bedroom with fireplace and window onto the valley with en suite bathroom and shower (washbasin and shower separated by a wall with the toilet in a small separate room), French doors leading onto the panoramic garden with an area equipped for outdoor eating. The third bedroom is located on the first floor and has a double bedroom that can be separated in 2 singles.
Our Personal Opinion:
Staying at Poggio al Vento means a unique holiday experience. Relax and admiring the garden and surrounding landscape, discover the artistic beauties of the area including Florence, San Gimignano and the Chianti (we can arrange visits with an experienced guide who will take you to explore the historical monuments and museums like the Galleria degli Uffizi and Galleria dell'Accademia, and unlock unknown secrets of the city). We can offer excursions in the Chianti including food and wine tasting. We can arrange a private chef to cook in your kitchen andl prepare typical dishes using the best seasonal ingredients. If you are lovers of trekking, we will take you through the woods to discover unknown corners of Chianti, surrounded by unspoilt nature. Please note that part of the road to get to the villa is not paved so to avoid damage to your car we recommend not driving down it with low suspension cars.
